Many property owners may require a traditional timber window frame due to planning or environmental restrictions. However, timber frames tend to be expensive, require regular maintenance, and can be difficult to replace.

To address this, Liniar recognized the need to develop a casement window frame that would fit into any property. The sash fits flush into the frame and can be foiled to look like traditional timber or to offer a sleek, contemporary finish.

This window is available in a sculptured profile with a flush finish on external faces, with options for 28mm double or triple glazing, internal beading, and a wide choice of opening configurations, colors, finishes, hardware, and glazing.

Upon completion of the sale, a Technical Survey Visit will be scheduled. Our technical surveyor will visit your property to take precise measurements of your windows and doors, as well as confirm styles and designs. Following this, we will provide you with an installation date within 7 days.

Are uPVC flush sash windows cheaper than traditional timber windows?

Crafting timber windows in the traditional way can be costly. The high purchase cost of timber, combined with the ongoing annual maintenance costs of sanding, staining or painting, means Liniar's flush sash windows may be a more cost-effective solution over the life of the windows. Can flush sash windows be installed in properties that are listed or located within a conservation area?

Under the direction of the some councils, properties which are grade-listed in conservation or historical areas are bound by a different set of planning permissions. In the past, windows and doors which were made of modern materials wouldn't gain approval, but with the advances in window technology, some councils are taking a more modern approach.

uPVC flush sash windows replicate the historical timber windows found on period properties. They offer the benefits of thermal and energy efficiency, making them more likely to be approved for installation by councils.

If you live in a listed property or conservation area, always check with your local council and obtain the necessary Planning Permission from your Local Planning Authority before beginning any work on your property.

Is specialist equipment needed for installing flush sash windows?

No, our Liniar flush sash window systems are designed to be installed in the same way as standard Liniar uPVC casement windows, using the same innovative glazing platforms to ensure correct weight-bearing and drainage.

If I opt for a foiled finish for my Liniar flush sash window, cany anyone tell it's not made of wood?

Foils are carefully applied at the manufacturing stage by Liniar, using state-of-the-art machinery.

Laminated foils can be applied on both inside and outside, or you can keep the interior plain white to match your home furnishings.

When 70mm flush sash windows are opened, you may be able to see the white or coloured uPVC profile on the inside of the frames, but when closed they offer a perfectly realistic alternative to timber.

If you choose to match internal and external foils and require the woodgrain effect to run all the way through, even when the windows are open, select the 80mm flush sash Resurgence window system, which features foiling on the inside too.
